Markden Homes Ltd is bringing forward plans for a sustainable, family-focused development at Nantwich Road in Wrenbury, that will provide much-needed homes and make the most of the site’s potential.

The development will integrate with and strengthen the existing community of Wrenbury, delivering efficient, affordable and contemporary homes for a diverse range of residents.
Markden Homes are proposing to submit a ‘Full’ planning application for in the region of 50 homes, including up to 30% affordable housing provision, 5% wheelchair accessible homes and other necessary supporting infrastructure such as areas of landscaping, play and drainage.
The scheme will be submitted with a detailed landscape strategy to ensure the scheme integrates with the surrounding setting.
A network of open spaces will provide communal amenity and natural green areas, supporting ecology and enhancing biodiversity. A new play area alongside the existing recreational facilities to the west of the site will create a shared amenity for residents and the wider community.
Green infrastructure will help create an integrated neighbourhood, with walking and cycling routes connecting the development to local amenities. Landscape buffers will soften the site’s edges and integrate it with the surrounding countryside. Existing trees and hedgerows will be retained, with gaps replanted to reinforce the rural character and support wildlife.
A tree-lined primary street, together with a mix of pavements and shared-surface streets, will encourage walking and create a pedestrian-friendly environment throughout the development.
The development will support local jobs during construction and create opportunities for businesses within the wider supply chain.
New residents will help sustain local shops, services, leisure facilities and pubs through increased spending within the village.
The scheme will deliver up to 50 new homes, including affordable housing, helping to meet local housing needs and support the long-term vitality of the village.
The proposals will deliver biodiversity through the creation of new habitats, native tree and hedgerow planting, species-rich landscaping and sustainable drainage features that benefit wildlife and the local environment.
A comprehensive programme of technical assessments has been completed to inform the proposals, including flood risk and drainage studies, ground investigations, ecology surveys, heritage assessments and arboricultural (tree) surveys.
Construction activities will be carefully managed through a Construction Environmental Management Plan and planning conditions, helping to minimise disruption and reduce impacts on nearby residents and the local community.
The developer will enter into a Section 106 agreement with the local planning authority. This is a legally binding agreement with a developer as part of granting planning permission to pay for the infrastructure necessary for development to be accommodated.
The proposed scheme is being consulted on. Feedback will be reviewed by the team and refinements to the proposals will be made.
The scheme will be submitted to Cheshire East for consideration.
Cheshire East Council will undertake their statutory consultation process and will be assessed by planning officers.
