Reserve your plot To reserve your chosen plot, we ask for a £150 Early Bird Fee — refundable or transferable depending on your customer status and progression through the buying process. This ensures your preferred home is held just for you while you consider your next steps. Whether you’re a first-time buyer or planning your next move, our Early Bird Scheme is designed to give you the time, space, and priority access you need to plan with confidence.
How do I get started If you’ve discovered a Markden home you’d love to call your own, our Early Interest process offers a simple way to secure your chosen plot before it’s officially released for sale. To express your interest, ensure you’re in a proceedable position and complete a short form with a fully refundable fee. For full details on how it works, please see the steps below.
1 Step 1: Register your interest early Once you’ve found the home that feels just right and you’re in a position to proceed, you can complete our Early Interest form and pay a fully refundable £150 fee to hold your chosen plot ahead of release. Then simply relax, knowing your preferred home is reserved while it’s being prepared for sale. 2 Step 2: Your opportunity comes first Before your selected plot is released to the open market, we’ll be in touch to offer you first refusal. You’ll have 24 hours to decide if you’d like to move forward and officially reserve your new home. 3 Step 3: Secure your future home Should you wish to proceed, the full reservation fee will be payable to confirm your new home. If you decide not to go ahead, your £150 will be refunded in full within the 24-hour window — no pressure, no questions. Once your reservation is confirmed, we’ll invite you to begin personalising your home with a selection of finishes and optional upgrades ahead of completion.
Terms and conditions: The Early Bird Scheme is available on selected plots only, subject to availability, and cannot be used in conjunction with any other offer. Markden Homes reserves the right to amend or withdraw this scheme at any time. An Early Bird Reservation secures your chosen plot until it is formally released for sale. Exact plot pricing and build timescales may not be available at the point of reservation. Any build date information provided is indicative only and cannot be guaranteed. Once pricing for your chosen plot is confirmed, you will have 24 hours to decide whether to proceed to full reservation or to cancel. Your decision must be confirmed in writing to your Sales Executive. If you choose not to proceed within the 24-hour period, your £150 Early Bird Fee will be refunded in full. If no decision is made within the 24-hour period, the plot will be returned to the open market and £50 of the Early Bird Fee will be retained by Markden Homes to cover administration costs. Should you choose to proceed, your £150 Early Bird Fee will be deducted from any additional reservation fee payable when making a full reservation.
